We are delighted that you are interested in living in one of Townhome Properties’ homes. To help you make your decision, we have listed below the criteria for qualifying as one of our residents.

• A separate rental application must be completed, dated, and signed by each applicant, co-applicant, and occupant over the age of 18.
• All applicants must be at least 21 years of age.
• A non-refundable application fee is required at the time the application is submitted. If an applicant cancels or is denied for any reason, the deposit will be forfeited.
• Each applicant must provide a government-issued or state-issued photo ID, or an alien work permit, to lease a property.
• If the applicant’s family will be occupying the dwelling, the family size must be appropriate for the available property. Children younger than 6 months are not considered occupants when determining this factor of eligibility.
• To be accepted, applicants must have at least six months of satisfactory, verifiable income and employment history, as well as current employment. The combined monthly income of all applicants must equal at least three (3) times the monthly rental amount.
• The following reports will be obtained from our reporting agency: credit report, criminal background report, check-writing history, and eviction records.

• Criminal convictions, including felonies, misdemeanors, and/or deferred adjudications involving violence or harm against persons or property, prostitution, theft, or the manufacture, possession, or delivery of a controlled substance may result in rejection of the application. Felony convictions are grounds for immediate rejection.
• Unsatisfactory rental history of any applicant, including:
  • Non-payment of rent or frequent late payments
  • Failure to fulfill lease agreements and/or lease violations
  • Unpaid balances, rent, or charges
  • Evictions and/or skips
  • Poor supervision of children
  • Unruly or destructive behavior by the applicant, guests, invitees, or occupants
  • Violence toward persons or property by the applicant, the applicant’s children, guests, or invitees
